Building on a Family Tradition
Founders Andrew and Stephen “Chip” Weiss Jr. have leveraged the real estate development and construction experience of their father, grandfather and great-grandfather (all construction and development entrepreneurs in the greater New York area) to create a fourth-generation company built upon the industry’s best practices. And with the recent addition of third brother Caleb Weiss, the family tradition remains as vibrant as ever. This resident depth of experience translates into a nuanced understanding of the New York market and a shared commitment to project success.
An Established Position in New York City’s Construction Industry
In the challenging and competitive Manhattan construction environment, Flintlock is highly regarded among financing institutions and lenders, and our experience in the market adds credibility to any developer’s loan application. Flintlock’s ability to post 100 % Payment and Performance bonds (something very few other open shop contractors can claim), backed by the Chubb Group of Companies, further enhances the company’s “bankability.” Of special note, Flintlock is the first open shop contractor to offer Subcontractor Default Insurance (SDI) in Manhattan. And, in contrast to the Guaranteed Maximum Price arrangement many other contractors employ exclusively (which provides only a price range), most of our projects are contracted on Lump Sum or Stipulated Sum basis, wherein we determine the full project price in advance. Flintlock provides Lump Sum pricing accuracy and cost certainty for the owner before ground is broken.
